Phase 1 - Roof Refurbishment

Overview

Our client moved into the property with site-wide works being required. One item of works related to the roof. We explored options to refurbish the roof covering while maintaining weathertightness due to ongoing internal works. Our role was to act as Contract Administrator under a JCT Minor Works Contract.

Challenges

Failed roof coatings and existing repairs to the cut-edges were evident. These repairs were at the end of their serviceable life, leaving the roof substrate visible in areas. The rooflights, albeit weathertight, were also at the end of their serviceable life.

Following the preparation of the surface (removing the failed coatings), it was evident that the cut-edges were in a worse condition than expected. Perforations to the sheet edges was evident in areas. We were required to be reactive and install profiled steel custom sheets to provide a new substrate prior to new coatings being applied.  

A Successful Outcome

We reviewed options including overcladding the existing, but structural limitations on the building prevented this. We explored the option of removing the existing failed coating, cut-edge corrosion repairs and rooflights, but maintaining the existing substrate. This allowed our clients internal operations to continue during the works. 

We removed redundant plant fixings, replaced rooflights, re-coated the substrate and provided additional protection to the cut-edges where sheet perforations had begun. We reinforced these areas with new profiled steel which the new coating was applied. A 25-year guarantee was provided on completion of the works.
