New-Build Industrial Development in Glasshoughton, Wakefield

Ivy Lees acted as the employer’s agent on a new build industrial development in Glasshoughton. Tasks included reviewing the Agreement for Lease, liaising with new tenants, chairing progress meetings and issuing certificates in accordance with the JCT D&B contract. Early Access dates and Sectional Completion provisions also formed part of the contract.

Challenges

There were several challenges on this project in Wakefield:

  • Programme – We were required to deliver the larger unit early to allow the pre-let tenant early access. This enabled them to complete their CAT C fit-out.

  • Agreement for Lease – We needed to be aware of salient clauses within the Agreement for Lease beyond those outlined in the amended Building Contract.

  • CAT C Works – These works were not fully detailed until the closing stages of our project. While not uncommon, late review of such works can impact the actual project from an approval aspect.

  • Planning Conditions (Pre-Occupation) – Certain conditions required certain parts of the project to be completed prior to the pre-let tenant taking occupation. This is not uncommon, but due to Early Access arrangements, certain project items required acceleration

Another Successful Outcome

We successfully delivered the primary unit early, enabling the pre-let tenant to gain early access prior to the full project’s completion. The accelerated works allowed the tenant to commence their fit-out in accordance with the CAT C works agreement.

The overall project progressed simultaneously, and Practical Completion was achieved on the smaller unit shortly after. Here’s what we achieved:

  • Excellent’ BREEAM Rating

  • ‘A’ EPC Rating

  • Installation of EV Charging Points

  • Incorporation of Renewable Solar PV Technology
