Drone Survey at Winterbottom Reservoir, Salford

An industrial property with car parking was proposed for development on a unique and challenging site at Winterbottom Reservoir in Salford. The proposed plan entailed draining the reservoir, demolishing one of the existing buildings and constructing a new industrial unit in the previously occupied location of the demolished building.

Ivy Lees assisted with:

  • Schedule of Condition for the existing gutters and their outlets, plus relevant building elevations that may be impacted by future works.

  • Engineer’s Requirements to clarify which outlets discharged into the relevant valley gutter and aid engineers in their calculations for an attenuation tank.

Challenges

The existing site comprised a reservoir, diverse mixed-use surrounding properties and a public road – all of which present significant challenges. However, the primary challenge on this site was access and assessment of the respective valley gutters.

Various adjoined buildings and roofs required a thorough inspection to determine which discharged into the primary valley gutter. Those that did not could be discounted from the engineer’s calculations.

We utilised drones to document the condition of the entire site, providing the client with the necessary information and images without any delay.

Protecting Stakeholders and Providing Evidence

The primary purpose of this project was to protect all stakeholders and provide factual evidence of the condition of building elements prior to works commencing. We were able to review all roofs, gutters and outlets and provide clear imagery on which gutters should be included in attenuation tank calculations.

Furthermore, we extended our remit regarding the Schedule of Condition as we are aware of the intended works and which areas are most likely to be susceptible to movement and potential claims in future. Where applicable, we highlighted salient points of interest such as hairline cracking to the elevation.

Construction is scheduled to begin in Q4 2025 with a proposed completion date of Q3 2026.
